GENERAL SUMMARY

This position is responsible for assisting with all land acquisitions, entitlements, and development projects within the Bonadelle Neighborhoods Land Department. The position will work closely with the Director of Operations, which oversees the Land Department at Bonadelle Neighborhoods.

ESSENTIAL DUTIES & RESPONSIBILITIES

  • Prospect for land acquisition opportunities by maintaining continuous communication with Bonadelle Neighborhood’s broker network.
  • Willingness to prospect and cold call at times potential land sellers throughout various markets Bonadelle Neighborhoods builds within.
  • Work closely with the head of the Land Department during project due diligence periods to determine suitability of potential developments. This includes: ordering various environmental and soils reports, meeting with municipal planning and engineering departments and maintaining a due diligence schedule prior to closing.
  • Conduct detailed market studies on prospective properties to analyze future competition. Maintain these studies during the lifetime of the project. Includes MLS resale analysis.
  • Conduct financial analysis on suitability of projects using internal financial models.
  • Request and analyze engineering estimates and compose project budgets with help from the head of the Land Department.
  • Assist with contractual negotiations with land buyers and sellers and coordinate with legal counsel.
  • Work closely with Land Development Manager to maintain weekly development schedules for all projects.
  • Work closely with consultants and engineers on permits required for land development at the local, state, and federal agency levels.
  • Work with civil engineer and franchise utility consultants to maintain weekly civil and other plan approval schedules for all projects. 
  • Work with head of the Land Department to maintain entitlement schedules.
  • Willingness to attend neighborhood, planning commission and city council meetings on behalf of Bonadelle Neighborhoods, including some evenings.
  • Solicit and negotiate proposals from various consultants including but not limited to: soils engineers, environmental site assessment consultants, biological and cultural consultants, traffic engineers and other consultants required for due diligence and land development.
  • Request and analyze preliminary title reports and assist Bonadelle Neighborhoods Title Consultant on each project.
  • Assist with subdivision tract acceptances and bond releases.
  • Assist Land Department and consultants in budgeting for and establishing Home Owners Associations.
  • Other duties and responsibilities as needed.

GENERAL SUMMARY

This position is responsible for managing the Purchasing Department within Bonadelle Neighborhoods. The Purchasing Department oversees the estimates and budgets for all vertical construction built by Bonadelle Neighborhoods. In addition to managing and overseeing the vertical house budgets, the position will have secondary responsibilities such as managing specifications for each product line, overseeing options offered to home buyers through the in-house design center and other related duties. 

Essential Duties & Responsibilities

  • Gathering vertical construction proposals and verifying competing proposals are of matching specifications
  • Presenting competing proposals in an existing purchasing template spreadsheet
  • For residential construction, responsible for providing estimates, bidding, maintaining budgets and managing subcontracts
  • Issue contracts to all awarded trade partners along with any addendums that occur throughout a project, ensure all trade partners are contracted and enrolled in insurance program prior to beginning work
  • Determine project specifications within each product line offered by Bonadelle Neighborhoods  
  • Negotiate with subcontracts and suppliers  
  • Gather product samples for product specification binders and for the design center
  • Manage and maintain change order log
  • Track and monitor RFI’s
  • Responsible for answering any questions from the field regarding scope of work, change order requests, etc.
  • Conduct review upon project completion comparing actual construction costs to initial purchasing contracts and projected budgets prepared
  • Participate in design phase of new product lines to ensure all cost cutting purchasing opportunities are being utilized
  • Oversee budgets for commercial amenity centers when offered in new communities built by Bonadelle Neighborhoods

GENERAL SUMMARY

The vertical construction project manager will oversee all housing construction within a specific community. The project manager will be tasked with scheduling all houses released for construction from rough work through finish, including coordinating with inspectors, electric and gas meter sets and other requirements to obtain a final on a home. The project manager will also be responsible for quality control prior to the home being completed and will ensure a smooth transition of the home to the warranty department. The position will manage a team assigned to the project manager. The project manager will report to the director of construction. 

Essential Duties & Responsibilities

  • Schedule and supervise daily trade partner activities and ensure trade partners are working within the pre-determined schedule and scope of work
  • Schedule all construction activities from start to finish for each house within assigned community
  • Complete houses in a timely manner based off prepared construction schedules 
  • Work closely with municipal inspectors to ensure each house meets municipal codes and requirements 
  • Work closely with consultants and other public inspectors to ensure each house meets state and other requirements (Title 24, etc.)
  • Work closely with utility companies and their inspectors to ensure each house has meters set, gas connections, etc. performed in accordance with pre-determined schedule
  • Provide feedback to the Director of Construction and the Purchasing Department regarding each trade partner’s effectiveness and ability to meet scheduling demands and quality control criteria 
  • Ensure each trade partner meets quality control guidelines and specifications set by Bonadelle Neighborhoods 
  • Work closely with the Warranty Department to have houses prepared in a presentable manner for quality walks with home buyer 
  • Work closely with the Warranty Department to address any warranty issues in a timely and effective manner 
  • Review and approve construction start packages prior to construction of each house
  • Ability to manage assistant superintendents and other construction support personnel assigned to the community 
  • Work closely with SWPPP consultants and other consultants to ensure job site is in full compliance with various local, state and federal agencies 
  • Hold trade partners responsible for daily cleanup of job site and ensure job cleanliness
  • Conduct detailed overview ensuring each trade partner has successfully completed their task before authorizing payment
  • Willing to develop and train assistant development project managers when necessary 
  • Must have a valid driver’s license

Three to five years elated experience and /or training; High School Diploma or G.E.D.; or an equivalent combination of education and experience

GENERAL SUMMARY

This position is for a full time Online Sales Counselor. The Online Sales Counselor will be responsible for managing and responding to any online sales leads generated by Bonadelle Neighborhoods through online and social media advertisements. The position will report directly to the Sales Manager but will also work with the marketing team at times. 

Essential Duties & Responsibilities

  • Respond to all email and phone sales leads generated by Bonadelle Neighborhoods immediately. 
  • Qualify the leads based on their individual housing needs.
  • Provide consistent follow-up to online prospects with the goal of setting an appointment with the onsite sales counselor. 
  • Provide digital information and marketing material to prospects. 
  • Follow-up with online leads with phone calls. 
  • Work with prospects to determine best floor plan and community fit for their needs. 
  • Utilize Bonadelle Neighborhood’s CRM system. 
  • Work with sales and marketing teams to create email marketing campaigns and respond to prospective leads generated by the campaigns.
  • Track and report lead activity and sales conversion ratios. 
  • Monitor competitor websites and online advertising to ensure Bonadelle Neighborhoods advertising is current and competitive. 
  • Additional responsibilities as needed.

GENERAL SUMMARY

Responsible for meeting with prospective buyers to communicate, persuade, and conduct final sales for newly constructed residential homes. This role seeks new leads by continually contacting prospective buyers, referrals, brokers and other prospects.

ESSENTIAL DUTIES & RESPONSIBILITIES

  • Greets visitors by providing literature, point-of-sale information and handouts to prospective homebuyers. Responds to customer requests for further assistance or information.  Demonstrates models/homes/home sites to discuss floor plans, general construction and options.
  • Ability to overcome sales objections. Can close the “Sale” with the final goal of creating a satisfied customer
  • Receives applications and answers questions about financing to perspective buyers
  • Documents sales transactions by following up on loan applications and monitors sales and cancellations. Completes accurate required paperwork and computer entries and maintains sales files. Conducts weekly follow-up calls with buyers until the home closes
  • Ensures that all sales models and the entire community are properly maintained and clean.  Ensures that marketing materials are updated and ready for distribution to potential buyers

JOB REQUIREMENTS

  • High school degree or equivalent required.  Bachelor’s degree preferred
  • Current local real estate license required
  • Previous sales experience required; Homebuilding sales experience preferred
  • Ability to connect with people and develop and maintain professional relationships
  • Action oriented, with the drive to push sales to successful closure

The Office Administrator will provide administrative support, greet and direct visitors and answer and respond to calls and emails. Qualified candidates will have impeccable verbal and written communication skills, a strong ability to multi-task and a friendly demeanor. They will also assist our home warranty department in making telephone calls to homeowners.

This full time position is responsible for using CAD to draw and manage the submittals of housing permits and work with the various municipalities to ensure permits are issued in a timely manner. Additionally, this position will modify existing home plans to conform to various municipal codes and specifications. The position is also responsible for drawing new home renderings to scale using CAD.

Essential Duties & Responsibilities

  • Prepare documents and sealed construction plans for residential construction
  • Read and create architectural drawings
  • Modify current construction plans to accommodate various options and alterations suggested by Marketing Department
  • Draw residential construction renderings to scale
  • Ensure all construction plans conform to various municipal codes throughout Central California
  • Communicate with other departments throughout the Company
  • Communicate with various other team members within the Planning Department
  • Communicate with various engineers and consultants.
